What is the ROOTs program?
ROOTs serves as Round 4 of the City’s Single Family New Construction (SFNC) program, which was created to replace housing units lost as a result of the 2008 flood. Through the program, income-qualified applicants will have to opportunity to receive down payment assistance up to 25% of the purchase price towards a newly constructed home.
Who is eligible to participate?
To be eligible to participate in the program, gross income for all members of a household must be at or below the 80% Area Median Income (AMI) level for Cedar Rapids based on household size:
1 person - $43,750
2 people - $50,000
3 people - $56,250
4 people - $62,500
5 people - $67,500
6 people - $72,500
Buyers must also be able to secure an approved mortgage through a qualified lender.
How do I get started?
Before applying to ROOTs, view the list of available properties on the program website to see if there are floor plans and lots that you are interested in. Then, submit a homebuyer application with supporting documentation, including a Lender Pre-Approval. Staff will contact you within a week regarding your application. If income guidelines are met after all documentation has been submitted you will receive a ROOTs Prequalification Letter.
