- Inspect with owner to insure property is in rent ready condition.
- Establish a fair market rental value for the property.
- Advertise property for rent through internet and company advertising.
- Review all rental applications and interview all potential tenants.
- Do credit checks and reference checks on potential tenants.
- Prepare rental agreements, and all required disclosures.
- Meet with tenants to get documents signed, collect first month’s rent and deposit.
- Complete a full move-in inspection report prior to tenants moving in.
- Deliver copies of all signed documents to owners and tenants.
- Collect rent on a monthly basis and remit owner’s draw.
- Send over a monthly cash flow statement.
- Send owner copies of all invoiced paid during the month.
- Take all calls from tenants regarding questions or repair request.
- Review all major repair requests with owner before taking any action.
- Supervise all repair work.
- Collection of any past due rents or tenant issues.
- Send any required notices to tenants.
- Complete pre move-out and full move-out inspection reports.
- Recommend security deposit refund to owner.
- Send owner tax reporting information (form 1099) at year end.
