Professional Profile
UR Real Estate Team is comprised of Ravinder Walia and his son, Rohit Walia. Ravinder Walia is serving the community since 2004, while Rohit Walia has got his Real Estate Broker’s License recently. Rohit is quite familiar with the industry as he used to help me (Ravinder Walia) in various areas that are permitted under law. Now Rohit Walia being on board he can focus on residential side of the real estate business; leaving sufficient time for me (Ravinder Walia) to focus on Investment and Commercial Real Estate.

Income Approach or Capitalization Rate (CAP Rate): The CAP rate can be looked as a desired “profit percentage” for an investor. It is based on the premise that a correlation exists between the income a property produces and its value; thus a market value can be determined:

Cost Approach:
A method of appraising real property whereby the replacement cost of a structure is calculated using current cost of construction. Investor can look what is being paid for the building per square fee in comparison to what it would cost to construct the same building today.
Discounted Cash Flow Approach or Internal Rate of Return (IRR).
In this method the Cash flow for entire period of the property that is expected to be held is calculated. It forecasts the projected net operating income (NOI) for each year and estimates the sale price of the property at the end of the holding period. Current market discount rates are factored and present value is calculated. This data will also be used to calculate internal rate of return (IRR), which is a percentage reflection the return on the investment for the entire holding period.

Equity Build-up:
Equity build-up is the increase in the investor's equity ratio as the portion of debt service payments devoted to principal accrue over time. Equity build-up counts as a positive cash flow from the asset where the debt service payment is made out of income from the property, rather than from independent income sources.

Capital Appreciation:
Capital appreciation is the increase in market value of the asset over time, realized as a cash flow when the property is sold. Purchase of a property for which the majority of the projected cash flows is expected from capital appreciation (prices going up) rather than other sources are considered speculation rather than investment.





Tax Advantage:
Tax shelter offsets occur in one of three ways:
Depreciation: Also known as “Cost Recovery” a tax deduction or tax advantage in to real estate ownership: IRS Code has two primary rules: Building depreciate but land does not. Commercial building extends over 39 years with the exception of apartment buildings witch depreciate over 27.5 years. (Advise Investors to always discuss tax matters with their accountants or tax advisors). Tax credits, and carryover losses which reduce tax liability charged against income from other sources. Some tax shelter benefits can be transferable, depending on the laws governing tax liability in the jurisdiction where the property is located. These can be sold to others for a cash return or other benefit or 1031 Exchange.
